Frequently asked questions
When is the flat available?
From 1 October 2026.
What does the rent include?
Everything but the cleaning: the furnished flat, heating, water, electricity and internet. No service-charge statement, no balancing payment. Cleaning and fresh linen are yours to book if you want them.
What is the minimum stay?
Six months. There is no upper limit.
What if my project runs longer?
Tell us at least eight weeks before the contract ends and we extend it. The rent stays unchanged for the first twelve months.
How much is the deposit, and when do I pay it?
€2,500, due before you move in, in three monthly instalments if you prefer. It is held separately from our own funds and earns interest. We also accept a guarantee from your bank or your employer instead. You pay nothing before the contract is signed.
Can I register my address here?
Yes, as your main residence or as a second one. You receive the Wohnungsgeberbestätigung — the landlord's confirmation the registration office asks for — when we hand over the keys. Your name goes on the door and on the letterbox.
Is there a second-home tax?
If you register Kiel as a second residence and keep your main home elsewhere, the city levies a second-home tax (Zweitwohnungsteuer). The city sets the rate and handles the registration; we are not involved. Ask the city's finance office, or your tax adviser — where the second home is work-related, much of it can usually be claimed back.
Will I get an invoice my employer accepts?
Yes, made out to your employer if you want. Rent and cleaning appear as separate lines.
Is the contract available in English?
Yes.
Can someone stay over?
Yes. The sofa in the living room works as a guest bed. The flat is meant for one or two people.
How quiet is it?
The flat is on the first floor, in the left wing: one flat above, one below, and no neighbour on one side. The living room and bedroom face the street, the kitchen the courtyard. With the windows shut you hear next to nothing from outside; with a window open you hear cars on the cobbles. Most flats are lived in by their owners.
I work shifts. Can I sleep here during the day?
Yes. The bedroom blacks out completely, and it adjoins the neighbouring flat's bedroom rather than their living room. With the window shut you hear next to nothing from the street. Someone else in the building works shifts too — you would not be the first.
Can I black out the bedroom?
Yes, completely.
Where do I put luggage and my bike?
Suitcases and anything you do not need day to day can go in the attic. There is a bicycle room for bikes.
I need a bigger desk. Is that possible?
Tell us before you move in and we will set it up.
Is there parking?
There is no private parking space. Street parking is free and needs no permit.
Who do I call if something breaks?
Us, on +49 177 3161464, evenings and weekends included. For heating, water or electricity, also the caretaker and the managing agent. You get both numbers when we hand over the keys.
